Estimates and on-site walkthroughs
01 — Portfolio
Real projects, photographed as they happened. Nothing staged, nothing borrowed from a stock library.
Total home renovation · Tamuning
The original elevation was tired and the entry sat in the wrong place. We relocated the stair entrance, extended the balcony and rebuilt the front of the house.
Fire damage restoration
A total loss on the interior. We stripped it back to structure, made the repairs, and brought the house back — kitchen, finishes and all.
Kitchen renovation
An old condominium kitchen. New granite and marble counters, tile backsplash, and a wall removed to make room for a three-seat bar.
Bathroom renovation
Black and rose granite line the walls. The 6' whirlpool tub has a 24" TV, and a double stone sink sits on a floating rosewood vanity.
Concrete & steel
We repaired the front elevation, placed new concrete in two pours, and built a 30' × 30' steel canopy over it.
02 — What we do
01
Cabinets, stone counters, tile and layout changes — including moving walls and plumbing.
02
Curbless showers, cedar ceilings, custom vanities, wall niches, full re-tile.
03
Whole-home remodels, added living space, relocated entrances, balconies.
04
Spall repair, retaining walls, paving and pours built for Guam's climate.
05
Back to structure, repaired, and rebuilt — including insurance documentation.
06
Fabricated and set on new concrete, sized to the property.
07
Built-ins, trim, crown molding and woodwork matched to the house.
08
Handled in-house as part of the job, so schedules don't slip.
03 — How a job runs
No handoff between a salesman and a subcontractor. That is the whole point.
Free, on site, island-wide. We look at what is actually there, not at a photo.
Scope and price in writing, from the owner — not from a salesman.
Handled where the job needs them, before anyone swings a hammer.
One crew, owner on site. Electrical and plumbing in-house, so the schedule holds.
Signed off by the same person who quoted it.
04 — Selected finishes
Tile, stone, cedar and cabinetry we built or set ourselves.
05 — Service area
One crew, the whole island. No call-out charge for a walkthrough, wherever the job is.
All 19 villages, north to south.
06 — Who you're hiring
Pacific Homes & Construction is a small licensed outfit. You get the same person for the walkthrough, the estimate and the punch list — so nothing gets lost between a salesman and a subcontractor.
We build for what Guam actually does to a house: salt air, humidity, rain intrusion, and the concrete repair that comes with all three.
07 — From the blog
What we learn building on an island, written down.

Rust-coloured streaks and flaking concrete are the first sign that salt air has reached the rebar. Here is how to tell a cosmetic problem from a structural one.

Shipping, permits and the state of what is behind the wall move a kitchen budget more than the cabinets do. A realistic breakdown.
